Thailand's BOI-run LTR visa is a selective long-stay route for four defined high-potential applicant groups and their dependants.

Thailand's Long-Term Resident visa is an excellent programme if you fit it. The difficult part is the "if".

The LTR is run through the Board of Investment and targets four defined groups: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals and Highly Skilled Professionals. It is not a general ten-year visa for anyone with a decent salary.

Rules checked: 3 September 2026. BOI describes LTR as a renewable ten-year programme, with permission granted for an initial five years and a further five years when the qualifications are still met. Use BOI's live criteria rather than figures copied into an old blog post.

The four LTR categories

Wealthy Global Citizens

This route combines asset and qualifying Thailand-investment conditions. BOI's February 2025 criteria removed the personal-income requirement for Wealthy Global Citizens; the asset, investment and medical-cover requirements still apply.

Wealthy Pensioners

This is for applicants aged 50 or over who meet BOI's pension or passive-income conditions. It is different from the standard Non-O, O-A and O-X retirement routes.

Work-from-Thailand Professionals

This route is for qualifying employees of established overseas companies. It is not a broad freelancer or digital-nomad category. BOI looks at both the applicant and the overseas employer.

For many ordinary remote workers, the DTV is the more realistic route to investigate.

Highly Skilled Professionals

This route is tied to expertise and qualifying work in targeted fields or organisations. The employer, industry, qualifications and applicable income evidence all matter. BOI's 2025 changes removed the previous work-experience requirement.

Why people want it

BOI currently lists benefits including:

  • a long permission-to-stay structure
  • multiple-entry privileges
  • annual rather than ordinary 90-day reporting
  • a route to work authorisation for qualifying employment
  • dependant applications for eligible family members under the programme rules

These benefits belong to the LTR framework, not to every long-stay visa. They also remain subject to the holder maintaining the programme conditions.

Dependants: BOI's February 2025 criteria include a lawful spouse, parents, children under 20 and legal dependants. Its 2025 brochure also removes the limit on dependant numbers. Some BOI website copy still shows the older spouse-and-children-only, maximum-four wording. Use the newer dated criteria and have the LTR Unit confirm the documents for each family member before applying.

Work permission: BOI's FAQ says Wealthy Global Citizens, Wealthy Pensioners, Highly Skilled Professionals and dependants can apply for a work permit. It excludes Work-from-Thailand Professionals from that ordinary route because their qualifying role is remote work for an overseas employer. Do not treat an LTR visa as automatic permission for a Thai job; ask BOI and the Department of Employment about the exact activity.

The qualification process

The LTR process begins with BOI qualification endorsement, not by walking into Immigration and asking for a ten-year stamp.

  1. Choose the correct LTR category.
  2. Submit the evidence requested in BOI's online system.
  3. BOI and the relevant agencies assess the qualification.
  4. If endorsed, complete pre-approval and arrange visa issuance at an eligible Thai embassy, consulate or the Thailand Investment and Expat Services Center in Bangkok.
  5. Complete any work-authorisation step that applies to your category and job.

BOI can request more information, and its qualification decision controls. A spreadsheet showing that you appear to cross a threshold is not an endorsement.

Income, assets and insurance

The financial test is different for each group. BOI currently publishes combinations of personal income, assets, investment, employer scale and qualifications. It also publishes health-insurance, Thai social-security or deposit alternatives.

We are deliberately not turning those moving parts into a two-line "you qualify" calculator. Open the official LTR criteria and match every condition for the exact category.

For financial evidence, check definitions as well as amounts. Salary, pension, passive income, company revenue, personal assets and qualifying Thai investment are not interchangeable merely because they are all money.

Fees and timing

BOI currently states a visa-processing fee of 50,000 baht per person when the LTR is issued in Thailand. Issuance overseas uses the local mission's currency and process. Recheck before paying.

Processing time depends on document completeness and agency checks. Do not cancel an existing status or make an irreversible move until BOI tells you what to do for issuance.

LTR compared with other routes

  • DTV: broader for many remote workers, but different work and stay conditions.
  • SMART Visa: new applications focus on founders of qualifying startups already established in Thailand and their dependants.
  • Retirement routes: usually more accessible for ordinary retirees aged 50+, but with different financial and reporting obligations.
  • Thailand Privilege: paid convenience rather than qualification based on professional or financial profile.
  • Non-B: usual route for ordinary Thai employment outside the BOI specialist programmes.

Common mistakes

  • Reading "ten years" as an unconditional ten-year stay.
  • Looking only at personal income and ignoring the employer test.
  • Treating a freelancer as an employee of a qualifying overseas company.
  • Assuming every investment counts towards the programme.
  • Applying under the most impressive category instead of the one the evidence supports.
  • Using an old brochure after BOI has changed a live criterion.
